From New Sales to Lifecycle Services

As housing construction has slowed, new-equipment orders have come under pressure, while maintenance and modernization are gaining importance because many installed units are now more than 15 years old. The installed base is about 12.3 million elevators, and Chinese law treats elevators as special equipment that requires licensed installation, registered maintenance, and periodic inspection, which keeps service spending steady.

Policy Behind Renewal

The National Development and Reform Commission and the Ministry of Finance issued a notice on December 30, 2025 implementing large-scale equipment renewal and consumer goods trade-in policy for 2026. It changed subsidies for replacing old residential elevators from a fixed amount to a tiered amount based on the floors served, and added support for installing elevators in old residential communities and upgrading equipment in elderly care facilities.

The scale is significant. The Financial Times reported in May 2026 that subsidies of RMB 100,000 to 200,000 per elevator are encouraging replacement or upgrades of around 1.1 million elevators older than 15 years. In February 2026, the housing and market regulation ministries released replicable practices on resident participation, funding, and safety assurance for residential elevator renewal.

Smart, Connected, and High-Rise-Ready Products

Manufacturers are adding IoT sensors, remote monitoring, and predictive maintenance so faults are found early and visits are planned, supporting lifecycle service contracts. Digital controls, group-control software, and energy-saving drives are becoming standard in new and modernized units.

Supertall towers, metro hubs, and airports raise demand for high-speed and double-deck elevators and heavy-duty escalators, all of which must meet GB 7588 and GB 16899 safety standards. Otis was selected to supply 251 elevators and escalators for Tianjin 117 Tower, including a 463-meter super double-deck elevator, the tallest Otis double-deck in the world.

Segment Highlights

Elevators led by type in 2025, while escalators are projected to grow fastest as metro and rail projects, airport upgrades, and shopping center renovations expand. In July 2025, Otis disclosed a contract for more than 400 escalators and connected elevators across Hangzhou, Changchun, and Tianjin.

Maintenance and repair was the largest service segment, and modernization is expected to grow fastest. Otis reported modernization orders in China grew by more than 20% in the second quarter of 2025. Traction technology led, with machine room-less traction expected to grow fastest because it saves space in retrofits. Residential users were largest, and institutional users such as hospitals and elderly care homes are projected to grow fastest.

Regional Outlook

East China held 36.1% of the market in 2025, thanks to dense urban populations, high-rise construction, and manufacturing clusters in Shanghai, Jiangsu, Zhejiang, and Shandong. Southwest China is expected to grow fastest, driven by urban expansion in Chengdu and Chongqing, new metro and rail lines, and community upgrades. Canny operates a manufacturing base in Chengdu.

Competitive Landscape

The market is consolidated. Global manufacturers such as Otis, KONE, Schindler, TK Elevator, Mitsubishi Electric, Hitachi, Toshiba, and Fujitec hold strong positions in high-rise, metro, airport, and premium service work, while domestic firms such as Canny, Xizi, Guangri, General Elevator, IFE, Shanghai Mitsubishi Elevator, and SJEC compete on price, local production, and service coverage. The proposed combination of KONE and TK Elevator, announced in April 2026 and subject to regulatory approvals, highlights continued consolidation.

Strategic Opportunities

Adding elevators to older low-rise apartment blocks is a large untapped segment, supported by local financial programs. Bundled packages combining modernization, remote monitoring, and long-term maintenance can be scaled city by city. Hospitals, care homes, and transport hubs add institutional demand beyond housing.

Conclusion: Service and Modernization Take the Lead

The China elevators market is growing steadily rather than explosively, but the mix is changing. Companies with dense service networks, remote monitoring, and modernization expertise are positioned to benefit as the market moves toward USD 50.6 billion by 2034.

A question related to classification of instruments between trading and banking book.

We have an interesting question from one of our members.       "We usually perform OTC FX transactions with clients backed-to-back on the market (with Banks). Now we are going to perform a FX swap (i.e. Spot + forward) JPY/EUR for the Bank account for 1 week at the longest. The purpose is to get EUR place @ CB for LCR compliance purpose (no trading purposes). Bank's Management think that this should be considered as a trading position and therefore be classified within the Bank's trading book.…
