Consider making any (deal) or agreement dependent on zoning laws. It is advisable that you compose your "intent" to purchase or lease that is dependent on your ability to acquire permission to conduct the church ministry in the zoned area.

Also, make certain your existing corporation has the right to move from an existing location to a new location that was not originally designed for a church. Churches have sold existing buildings and properties that in the original deed clearly stated the property was perpetually to be used for a church and selling it for other use was prohibited.

In every case it is prudent to work with an attorney or legal firm that has expertise in contracts, real estate, and zoning law.
